The Vail Valley had a slight decrease of -3.6% in prices YOY for January – much smaller than the huge drop in December YOY figures, although the average price of single family homes was about a $100,000 less in January 2023 than in December 2022. Inventory increased by 53.6% and the number of closed sales was down from 34 to 24 year over year.

Townhomes and condos in the Vail Valley continued to appreciate YOY, this time up 18% from January 2022, but down from December’s average of $1,940,207. Similarly to most market segments around us, the number of closed sales is down (-51.9%) and inventory is up (+53.6%).
