Grand County saw a 9.6% increase in the prices of single family homes from a year ago, now crossing $1M at $1,019,967. Similar to surrounding mountain communities closed sales are down (-18.5%) and inventory is up (+40.3%) but this may change as we see more buyers actively looking again.

Condos and townhomes also increased in price but at a smaller magnitude of +7.7%. The number of sales is also down in this category by -51.7%, but different from the rest of the market inventory is down as well and even though is just down by 1 unit YOY, it’s still a departure from a trend we’re seeing almost across the board. This may partially be due to new construction selling well.
