Prices of single family homes and duplexes in the Vail Valley were just about flat YoY in October with a -0.8% decrease. However, at $3,070,578 it was much higher than in September at $2,018,599 but that was a large drop from the prior year, likely due to a fewer higher priced homes selling that month in particular than what is more typical this time a year.
Number of closed units continued to drop both YoY and MoM, coming in at 54 SFH/duplexes sold. Available inventory was up 23% YoY but almost flat MoM at 182 compared to 183.

After a large price increase YoY in September for townhomes and condos, October reversed the trend with a -7.3% decrease in the average price from October 2021, coming in at $1,548,351. There was also a large decline in number of closed sales from a year ago, from 92 to 40 or a -56.5% decrease. Similar to other markets and categories, inventory is up with 130 townhomes and duplexes available in the Vail Valley.
