The average price for a single family home in Boulder was $1,635,033, up 17.50% YOY, but down from an average price of $1,767,782 in May. This is likely due to both seasonality and higher interest rates shifting the market a bit. Both sales volume and number of closed sales are down YOY, 26% and 37%, respectively.

Looking at condos and townhomes there’s a huge increase in the average price YOY of 66%. It jumped from $573,279 a year ago and $643,333 in May to $953,021 but the key is in the reason. A 10 unit luxury project called Odonata closed in June 2022, and with prices ranging from $2.9M to $3.6M this heavily skews the average price as well as the volume.
