Single family homes in Boulder County had a modest price appreciation of +3% YOY for December. At the same time inventory more than doubled from 170 homes to 357 homes and the number of closed sales decreased by more than -69%. The increase in inventory is welcomed, as we are still not in a balanced market, and the steady prices but less competition per house means that sellers can still get a good sale, while there are plenty of buyer opportunities – including being able to see the house they’re buying more than once and for more than 15 minutes!

Attached homes in Boulder county had a very similar trend YOY as single family homes for both the decrease in closed sales (-71.54%) and increase in available inventory (+94.3%), but prices increased by almost 24% from December 2021, which can partially be attributed to closings of new(er) construction units.
