The single family home market in Boulder showed a 7% increase in average price YOY, coming in at over $1.5M. At the same time, the number of closed sales dropped by almost 40% from 118 in September 2021 to 72 in September 2022, with inventory seeing an increase of a similar magnitude sitting at 211 homes for September 2022.

Condos and townhomes was different from the single family market in many ways in September. The average sales price jumped by almost 50% YOY to just under $846,000 and while number of sales went down significantly by -25.6%, it was still a smaller percentage change than for single family homes, while inventory stayed almost flat.
