Single family homes and duplexes in the Vail Valley, at an average price of $2,374,660 in August it was almost $400,000 higher than it was in July! However, while July showed substantial gains YOY, August came in at a modest 2.5% increase in average price from a year ago.
Meanwhile, the number of sales dropped by a quarter YOY to 57 sales and inventory of homes increased by 10% to 197 or about 20% lower than July 2022.

Townhomes and condos in the Vail Valley, had a 3.0% increase in average price YOY, which represents $115,000 decrease from July 2022. Closed sales continued to drop, -39.7% from August 2021 to August 2022 or from 73 to 44 and inventory increased by 7% to 147, which is slightly lower than in July, but can partially be attributed to a normal seasonal trend.
