Single family home and duplexes in the Vail Valley had an increase in average price from $1,695,945 in July 2021 to $1,998,301 in July of this year, an increase of 17.8% – this is a similar average price as in June ($1,939,553) but the appreciation YOY almost doubled percentage wise, from 9.7% last month. The number of closed sales are down a similar magnitude as in June, or -21.4%, but the actual number of closings was 44. Inventory continues to increase and was up 22.1% YOY.

Townhomes and condos in the Vail Valley, reversed the trend from June and now had a 8.2% decrease in average price YOY, and over $300,000 decrease from June 2022, coming in at $1,432,323. Closed sales dropped by -42.5%, or from 73 to 44 and inventory increased by 14% to 171, continuing to give buyers a bit of reprieve.
