July 2022 Grand County Market Update

June statistics for single family homes in Grand County show that market is still very hot with an increase of 57.6% YOY going from mid/upper 6-digits to 7-digit price points, coming in at $1,171,796. This is about $100,000 less than in May, but nevertheless showing a strong market. Similar to other mountain markets, the number of closed sales are down and inventory is up; -18% and +22%, respectively.

Grand County’s condos and townhomes didn’t see as huge of an increase in price as single family homes did, but still had a large increase of 28% YOY, coming in at $726,239, which isn’t too far below what single family homes were going for in June 2021. This is compared to $660,109 in May 2022. Like with single family homes, number of sales are down and inventory is up, but at different magnitudes: -48% and +7% respectively.
