April 2024 Short Term Rental Tax Update

A lot of us have been waiting to see what would happened with proposed property tax increases on short term rentals in Colorado.

The main bill, SB24-033, kept getting postponed in when it would be voted on with the finance committee, but was finally heard on 4/17/24 where it got defeated. First, the bill’s sponsor, Sen. Hansen asked for a vote on a completely amended bill that had been introduced a day earlier. This was defeated 2-5. Sen. Hansen then asked for a vote on the bill in it’s original form, which was defeated 1-6. This bill would’ve had devastating consequences for owners of short term rentals, as well as on the local economies of many towns and counties who rely on tourism.

There was another bill, SB24-1299, which would’ve made short term rental owners that rented out their primary or second homes exempt from the quadrupling of their property tax. As of 4/22, this bill was withdrawn.

This means that as of now, there are no upcoming changes to property taxes for short term rental owners in Colorado!
